These Terms of Service ("Terms") govern your use of the services provided by A Professional Notary Service LLC ("Company," "we," "us," or "our"), located at 191 Chapel Rd, Amelia, OH 45102. By contacting us, scheduling an appointment, or using our website, you agree to these Terms.

1. Services Provided

A Professional Notary Service LLC provides the following professional notary and signing services in the State of Ohio and surrounding areas:

  • Loan Signings — Certified loan signing agent services for real estate closings, including purchase, refinance, HELOC, and reverse mortgage transactions.
  • General Notary Services — Notarization of legal documents including but not limited to powers of attorney, affidavits, contracts, wills, and medical documents.
  • Mobile Notary Services — On-site notarization at a location of your choosing within our service area.
  • Remote Online Notary (RON) — Electronic notarization conducted via secure audio-visual platform in compliance with Ohio Revised Code § 147.60 et seq.

Services are available 7:00 AM to 9:00 PM, Monday through Sunday. Service area covers the Cincinnati metropolitan area and up to 100 miles radius. RON services are available statewide across Ohio.

2. Appointments and Cancellations

Appointments are scheduled based on availability and confirmed by phone or email. We ask that you notify us as soon as possible if you need to cancel or reschedule. Late cancellations or no-shows may be subject to a cancellation fee at our discretion.

3. Fees and Payment

Service fees vary based on the type of service, number of documents, travel distance, and time of day. Fees will be communicated to you at the time of scheduling. Payment is due at the time of service unless otherwise agreed in writing.

4. SMS / Text Message Terms

"By providing your phone number, you consent to receive text messages from A Professional Notary Service LLC. Message and data rates may apply. Reply STOP to opt out at any time."

By providing your phone number and opting in to SMS communications (via our contact form or verbally), you agree to receive automated and non-automated text messages from A Professional Notary Service LLC. These messages may include:

  • Appointment confirmations and reminders
  • Service follow-up communications
  • Scheduling-related notifications

Message Frequency

Message frequency varies based on your appointment and service activity. You may receive 1–5 messages per appointment.

Message and Data Rates

Message and data rates may apply. Standard carrier messaging rates may be charged by your mobile carrier for text messages sent and received.

Opt-Out Instructions

You may opt out of receiving text messages from us at any time by replying STOP to any message we send. After opting out, you will receive a final confirmation message and will not receive further text messages. You may also opt out by contacting us at apronotaryservice@gmail.com or 513-960-4440.

Consent Not Required for Service

Consent to receive SMS text messages is not a condition of purchasing or receiving any of our notary services. You may use our services without providing consent to SMS communications.

5. Limitation of Liability

A Professional Notary Service LLC acts solely as a notary public and signing agent. We do not provide legal advice, draft legal documents, or represent any party in a legal or financial transaction. Our services are limited to notarization and signing facilitation as authorized under Ohio law.

Our liability is limited to the fees paid for the specific service in which any error occurred. We are not liable for indirect, consequential, or incidental damages arising from our services.

6. Governing Law

These Terms are governed by the laws of the State of Ohio. Any disputes arising under these Terms shall be resolved in the courts of Clermont County, Ohio.

7. Changes to These Terms

We reserve the right to update these Terms at any time. Updated Terms will be posted on this page with a revised "Last updated" date. Continued use of our services after changes are posted constitutes acceptance of the updated Terms.
